The holidays are almost here and our inventory is slowly coming back!

Here are the current stats (pulled on 11/16/21) broken down for each county. 

Allegany County, Maryland

Active Residential Homes: 151 homes

Under Contract: 112 homes

Closed in the Last 30 Days: 81 homes

Average Sale Price: $180,733

Average Days on the Market: 39

Garrett County, Maryland

Active Residential Homes: 108 homes

Under Contract: 89 homes

Closed in the Last 30 Days: 62 homes

Average Sale Price: $523,784

Average Days on the Market: 89

Mineral County, West Virginia

Active Residential Homes: 34 homes

Under Contract: 39 homes

Closed in the Last 30 Days: 17 homes

Average Sale Price: $163,641

Average Days on the Market: 40

Hampshire County, West Virginia 

Active Residential Homes: 55 homes

Under Contract: 47 homes

Closed in the Last 30 Days: 39 homes

What does this mean?

If you are looking to sell, this is still a strong market with plenty of qualified buyers. After resting around 100 active homes in each county this summer, Maryland inventory is starting to come back. We are not up to the numbers we used to have in Allegany County but our inventory base is growing. With such a low inventory all year, there are still plenty of qualified buyers who haven’t found exactly what they are looking for. If your property is located in West Virginia, the inventory is still very low and properties are selling very quickly.

What kind of properties are in high-demand right now? Larger, custom homes (especially if they have some acreage!), single-level living, farms and large tracts of land suitable for building or recreation.

If you are looking to buy, there are more options than there was earlier this year. If you have been looking for something particular, you now have a larger pool of houses to choose from (especially in Maryland). If you are looking in West Virginia, suitable listings might be hard to find but we are seeing new listings hit the market every week. You just need to act quickly.
